Landlord Responsibility?
Who should care for the lawn in a rental property? Landlord or tenant? What about changing batteries in smoke detectors, or lightbulbs?
According to Wisebread.com, these are the 10 things a landlord is usually NOT responsible for.
1. Replacing light bulbs, batteries, and HVAC filters.
2. Unclogging backed-up drains that you caused
3. Certain pest infestations
4. Lawn care and snow shoveling at single-family homes
5. Damage to property due to your negligence
6. Carpet cleaning and repainting
7. Pet damage
8. Misuse of appliances that cause them to malfunction
9. Holes in the wall from frames and shelving that you hung
10. Anything else outlined in the lease
The last item, anything else outlined in the lease, is the end-all answer to who is responsible for what. Always make sure your rental agreement clearly outlines what the tenant and landlord are responsible for covering.
