1) Have your Furnace and heat systems cleaned and serviced. Now is the time to change filters and inspect/clean your furnace or other heat systems. Doing preventive maintenance now will hopefully address any future issues that could become a pain for you and your tenants. Nobody wants to be without heat in the winter. However, if you do ever find your rental property without heat, it is a good idea to make sure you have portable heaters available to leave with your tenants while heat issues are addressed. 2). Schedule a chimney and fireplace cleaning. If your property has a wood burning fireplace, it is time to clean it out! Make sure the firebox is clean from last years debris and verify the chimney flute is clear of any debris, cracks or other nuisances.
3). Trim back trees, plants, bushes away from the roof line. There are risks associated with large branches falling during a storm. Cut these back and away from the roof line of your rental property.
4). Inspect your property for gaps in access points to your house. Do you want to keep rodents from moving into your garage when the weather gets cold? Inspect garage door and other property access points for gaps and seal them up now. That will prevent unwanted guests (rodents) from moving into your rental property this winter.
5). Have a roof inspection done and clean your gutters. Many people ignore their gutters at the end of the winter and then forget to clean them after summer. Don't let this happen to your property. Your gutters have a job to do. They take water away from your house and prevent damage. They can only do their job if you keep them clean and clear. While your at it, have your roof inspected for any issues or unwanted moss growth before the winter hits.
